Why Every Home Has Its Own Story — and Its Own Timing

There’s a yin and yang to real estate, and I hear it in two questions all the time.

Buyers ask, “If a house has been on the market for 30+ days, can we make a lower offer?”

Sellers ask, “How many showings should it take before I get an offer?”

Both questions lead to the same bigger conversation: the life cycle of a home sale.

The truth is, we often work for months to prepare for what can look like a quick sale. Every neighborhood moves a little differently. That’s why I study the numbers closely so I can help set real expectations and show whether a home is lining up with the market. Data matters. It helps us understand pricing, timing, and buyer activity. But it never tells the whole story of why one home connects with a buyer and another one does not.

When a home has been sitting on the market, it can mean a seller is ready to negotiate. But not always. Sometimes the seller is firm. Sometimes the home is simply waiting for the right buyer. And sometimes it really is a great opportunity. My job on the buyer side is to help read those signals, study the local market, and build an offer strategy that makes sense.

For sellers, one of the biggest parts of the process is learning how to release the space.

I recently had a conversation with Scott Hamling, a local lender with decades of experience. One idea really stayed with me: if a buyer can still feel that the home belongs fully to someone else, it can be harder for them to picture themselves in it. That is why preparation matters so much.

Staging is not about erasing your life. It is about creating room for the next person to see their future there.

Photos matter too. Buyers make quick decisions online. In those first few moments, they are deciding whether a home feels inviting enough to see in person. That first impression can be the difference between a showing and a scroll past.

Your home will always hold your story. The marks on the wall, the worn spots in the wood, the memories built over time, those things matter. But when it is time to sell, making space for the next chapter helps everyone involved. It helps you move forward, and it helps the next buyer connect.

As an Accredited Buyers Representative (ABR), I take a lot of pride in helping buyers move with confidence and helping sellers feel understood too. A home is never just a transaction. For most people, it is tied to a major life change. I do not take that lightly.

And when it comes to offers, price is only one piece. Terms, timing, presentation, and strategy all matter. My role is to help my clients make smart decisions and put together offers that are clean, realistic, and competitive.
